Crime Prevention Through Environmental Design (CPTED) is a proactive approach to safety that looks at how the design and use of a property can help discourage crime and unwanted activity.
Simply put, CPTED asks:
“How can we make this property less inviting to someone looking for an opportunity to commit a crime?”
This can include evaluating things such as lighting, landscaping, entrances and exits, visibility, signage, parking areas, gathering spaces, fencing, and how people naturally move throughout a property.
For example, an overgrown bush near an entrance may provide a place for someone to hide. Poor lighting can create areas where activity is difficult to see. An entrance without clear signage may make it difficult to distinguish between visitors and people who should not be on the property.
CPTED focuses on identifying these types of concerns and making practical changes that can improve visibility, establish clear boundaries, encourage positive use of the property, and reduce opportunities for crime.
